The big difference

A relaxing walk to the beach. Not a workout.

New construction you can walk to the beach from is rare in Guanacaste, and most of it sits up a hill. Vista Ocotal is on the flat, one block from the water, so the beach becomes part of every day instead of a trip you plan.

  • Strollers, wagons and little legsPush the stroller, pull the cooler, let the kids walk it themselves. Flat sidewalks inside the community make it easy.
  • Easy on every ageFor grandparents, for knees that have done their share of climbing, and for anyone who would rather stroll than hike back up after a swim.
  • Sunrise swims, sunset walksCalm cove water for a morning dip, then back for sunset with a drink in hand. No parking to hunt for, ever.
  • Snorkel gear by the doorThe rocky points of the bay are some of the best shore snorkeling in the area. Leave the mask by the door and go whenever the water is clear.

Typical new build near the beach

Up the hill

  • Steep walk back after every swim, or you drive
  • Hard with strollers, kids and beach gear
  • Beach parking to find in high season

Vista Ocotal Phase III

On the flat

  • A short, level stroll to the sand
  • Family friendly from toddlers to grandparents
  • Leave the car at home and walk

Bandera Azul Ecológica

Your local beach flies the Blue Flag.

Costa Rica's Ecological Blue Flag program has graded the country's beaches since 1996. Costa Rica's tourism board lists Playa Ocotal as a Blue Flag beach. A flag is earned and has to be won again, so a beach that flies one has a committee keeping it clean, tested and safe.

What Blue Flag means
Tested waterSea water quality is lab tested by the national water institute and counts for half the score.
Clean and cared forWaste sorting and recycling, sanitation on and behind the beach, and a local committee that does the work.
SafetySigns warning of rip currents, lifeguards on weekends and in peak season, plus showers and toilets.
EducationEnvironmental education for visitors and the community is part of the grade, not an extra.

The homes

Modern Mediterranean, made for the tropics

White stucco, terracotta tile roofs, arched openings and deep shade, wrapped in a lush tropical garden. Four bedrooms means room for the whole family, guests, and a home that works as a vacation rental when you are away.
